Wonderland Hills

Wonderland Hills sits tucked against the foothills in northwest Boulder, wrapped around Wonderland Lake with the mountains rising close behind it. Broadway marks the eastern edge, Linden Avenue the south, and past that the neighborhood runs straight into city-owned open space with no buffer in between. Streets like Wonderland Hill Avenue and the block off Poplar and Quince climb into lots with real mountain views instead of a sliver of Flatirons squeezed between two rooftops.

Builders platted most of it between the late 1960s and early 1980s, sold at the time as a way to get foothill scenery without leaving Boulder proper. Before that, the land belonged to James Maxwell, an early Boulder mayor who built his estate near what is now Maxwell Park in 1906; his old lake still sits quietly at the neighborhood's south end. The best-known house here is Charles Haertling's Brenton House, a bulbous, barnacle-shaped 1971 build on Maxwell Lake that landed a cameo in Woody Allen's Sleeper and still makes people stop mid-walk to stare.

Housing here is custom and semi-custom homes along with older condos and townhomes. There's an HOA club on Poplar with a pool and tennis. The shops are on Broadway rather than on the interior streets.

It suits people who will trade convenience for quiet: families who do not mind driving kids to school, retirees downsizing out of bigger mountain properties, hikers who would rather step out the door than load the car. It is a harder sell for anyone who wants to walk to dinner, or who is not ready for deer treating the front garden like a salad bar.

Mornings run early and outside here. Dog walkers loop Wonderland Lake before work, and it is common enough to brake for a mule deer standing in the middle of the street that nobody bothers honking anymore. Neighbors tend to know each other by their dogs and their driveways more than backyard fences, since most lots have room to spread out.

Winter sun disappears behind the ridge earlier than it does downtown, and the streets closest to the foothills hold onto ice longer than anyone would like. Summer brings its own version of the same problem: those same foothill-facing lots catch wildfire smoke and red flag warnings first, a risk the neighborhood has known since the 2010 Fourmile Canyon Fire burned through the hills just west of here and forced thousands of evacuations. A fresh evacuation scare in that same canyon in December 2025 kept the memory current.

People come here for the housing and the outdoor access. Shops are along Broadway. Before you decide how much driving you'll do, measure your address against the grocery store and the nearest bus stop, and factor in the slopes; distance and grade both change what's walkable.

RTD's SKIP route runs the length of Broadway, with its northern terminus at Front Range Avenue just north of the neighborhood. It runs every 10 minutes on weekdays and reaches downtown, CU Boulder, and Table Mesa without a transfer, stretching to 15-minute service some evenings and 30 minutes late at night. Cyclists can pick up the Foothills Trail right from the Wonderland Lake trailhead or ride Broadway's bike lanes south toward downtown. There is no bus route running inside Wonderland Hills itself, so reaching that Broadway stop usually means a short walk or a quick bike ride. Parking is easy: most homes have attached garages and long driveways, and street parking rarely gets tight outside of pool season at the HOA clubhouse.
