Newlands

Newlands sits at the base of Mount Sanitas, wedged between Mapleton Hill's brick streets to the south and the open fields toward Wonderland Hill to the north. The rough boundaries run Alpine Avenue on the south, Iris Avenue on the north, 3rd Street on the west against the hogback, and Broadway on the east. It's one of the smaller named neighborhoods in the city, maybe a dozen blocks end to end, but it carries an outsized reputation as the place where young families with money buy in and stay.

The name comes from the Newland family, who came to Colorado around 1860 chasing gold and ended up farming instead. They bought roughly 240 acres north of the city line in the 1870s and built one of the area's biggest fruit farms, eleven acres of strawberries alone, plus grapes and apples. William Newland died in 1886, gored by a bull, and his wife Mary kept the land business running afterward. The orchard got subdivided starting in 1891, though most of the houses standing today date from the 1920s through the 1940s. A handful of yards still have the original apple trees, if you know which ones to look for.

On Newlands' eastern edge, doctors converted a house at Broadway and Alpine in 1921 into the 15-bed North Boulder Hospital, according to Boulder Community Health's history. The Community Hospital Association was established on April 19, 1922. An expanded Boulder Community Hospital, with 45 beds, opened in 1926. The city bought the property in 2015. Crews finished taking down the hospital in fall 2023. The city's Alpine-Balsam plan calls for affordable and market-rate housing, city offices and services at the Western City Campus, new public spaces, and flood improvements.

Drive through and the mix is obvious. Squat brick and clapboard bungalows from the 1920s sit next to boxy new builds that push right up to the lot lines, and that tension between old Boulder and new-money Boulder shows up at plenty of planning meetings. The eastern edge along Broadway runs louder and busier, with a shopping node at Alpine and Broadway. The western streets, closer to 3rd and the open space, get quieter and steeper, backing almost up to the base of Sanitas.

This is a neighborhood for people who've already decided they want Boulder's outdoor life and can handle the property tax bill that comes with it. Most homes sell well into seven figures, and rentals are scarce, so it isn't the place to look for a starter home or a cheap apartment. For a two-bedroom bungalow within stroller distance of a trailhead, though, Newlands is one of maybe three or four Boulder neighborhoods that can actually deliver that combination.

Weekday mornings, the sidewalks fill with parents walking kids toward Foothill Elementary a few blocks over, dogs in tow, coffee already half gone. Broadway carries RTD's SKIP bus every ten minutes on weekdays, so a fair number of adults commute without touching a car. On weekends, the trailhead at the end of Mapleton Avenue, just south of the neighborhood line, fills up early. Miss the 8am window for a Sanitas hike and you're parking blocks away and walking in.

The western side of Newlands adjoins foothill open space, so check the city's trail and closure information before you head up. North Boulder Park is at 800 Dellwood, inside the neighborhood. The North Boulder Recreation Center is a separate facility at 3170 Broadway, and its lap pool and hot tub closed on August 1, 2026. Reopening is tentatively set for November 1, 2026, so verify with the city before you plan a swim.

Parking is the other honest complaint. Most homes have driveways, but street parking near the Alpine and Broadway shops gets tight on Saturday mornings. A decade of scrape-and-rebuild construction means dumpsters and contractor trucks are a semi-permanent fixture on a few blocks at any given time, which neighbors mostly tolerate because they know their own remodel might be next.

Broadway is the spine here. RTD's SKIP route runs its length every ten minutes on weekdays, dropping to fifteen on Saturdays and thirty after 10pm and on Sundays, with a stop right at the Alpine and Broadway shops. Painted bike lanes run the neighborhood stretch of Broadway, part of a wider North Broadway rebuild that added protected, curb-separated lanes further north; locals still argue about whether the lanes here are wide enough. Parking is mostly driveways and on-street spots, no permit required as of this writing, though the curb near the shops fills up on weekend mornings. Most daily errands, groceries or coffee, are a five-minute walk from anywhere in the neighborhood.
