North Boulder (NoBo)

North Boulder still feels like it's becoming something. Broadway runs straight through it, and depending on which block you're on, you'll pass a decades-old ranch house, a new three-story condo building, or an artist's studio with the garage door rolled up. It's less polished than downtown, and less precious about it too, which is a lot of the appeal for people who moved here for the art scene rather than the postcard version of Boulder.

The NoBo Art District runs along Broadway from around Pearl Street north to Highway 36, with a second cluster along Lee Hill Road. On the first Friday of every month, studios open their doors free from 6 to 9pm, so you walk block to block meeting painters and sculptors instead of just looking at finished work behind glass. The NoBo Art Center at 4929 Broadway anchors the district. A few minutes away by bike, Upslope Brewing's original taproom sits on Lee Hill Road next to BookCliff Vineyards, two of the neighborhood's older craft producers.

The Wonderland Lake loop measures 1.10 miles on the city's trail listing. You'll pass wetlands and shortgrass prairie along the lake. OSMP identifies the route as mobility-friendly; its accessibility information has more detail for planning a visit. For a steeper foothill hike, you'll need a separate trip to Sanitas.

You can look at an older house on a North Boulder side street, then a newer apartment or townhome along Broadway. Boulder Housing Partners manages 49 rentals across the mixed-use Holiday neighborhood. These are income-qualified rentals. Holiday also has community gardens and a central park with a playground. The SKIP runs on Broadway and links the area to downtown and CU.

Broadway is the spine of North Boulder, and most days start with it: coffee at Verb before work, the SKIP bus rolling through about every ten minutes, someone loading a bike rack outside Upslope before the taproom's even open for the day. The stretch feels rougher and more working than downtown, new mixed-use buildings going up next to auto shops and strip malls nobody's touched since the 90s. On First Fridays the whole thing flips: studio doors roll up along Broadway and Lee Hill, food trucks park on the sidewalk, and the street fills with people who don't usually show up on a Tuesday.

The neighbors are a genuine mix. Wonderland Hills still has plenty of original owners in ranch homes from the 60s and 70s, the kind with a full driveway and a dog that already knows the mail carrier. A few blocks over, someone who just closed on a new condo is just as likely to be renting the spare room to a CU grad student or working remote for a company down in Denver. It's quieter than you'd guess once you're off Broadway itself, though traffic noise carries on windy days, and there always seems to be a construction crew working somewhere in the neighborhood.

Winter puts ice on the shaded, north-facing stretches near the foothills, and deer wander down from Sanitas into yards more often than newcomers expect. On summer weekends, the small lot at Wonderland Lake fills up fast as families show up for the loop trail, and the wetlands breed enough mosquitoes that locals just carry bug spray without thinking about it. The tradeoff for cheaper square footage and quick trail access is a neighborhood still figuring out what it wants to be: some blocks feel finished, and others still have a gravel lot waiting on its next building permit.

The RTD SKIP bus runs the length of Broadway straight through North Boulder, linking the north end of the street down through downtown to Fairview High School in south Boulder. It comes roughly every ten minutes on weekdays, stretching to fifteen or thirty minutes at night and on weekends, so the wait rarely runs long. Between the SKIP and the paved side-street path along Wonderland Creek Greenway, plenty of errands here don't require a car, especially for anyone comfortable riding Broadway's marked bike lanes. Parking is easier than downtown too: the strip malls along Broadway have their own surface lots instead of meters, though spots get tight during First Friday and on sunny weekends when half the neighborhood heads for Wonderland Lake.
